The Herdade do Hespanhol, with a total area of 935 hectares, is currently characterized by its agroforestry vocation, with exceptional potential for Agrotourism and Hunting Tourism, supported by solid existing infrastructures and highly valuable geological potential. It is located near Estremoz, in the Alentejo region. The estate is fully owned by a single company, a private entity based on the property itself, and is free of any burdens or encumbrances.

The land comprises 471.39 hectares of holm oak and 343.64 hectares of cork oak, two dominant species that shape the landscape and create a productive mosaic of high ecological and economic value. The traditional olive grove covers approximately 115.61 hectares, planted with a 10×10 meter spacing, benefiting from fertile limestone soils and natural drainage. Smaller residual areas include 28.86 hectares of eucalyptus and stone pine, reinforcing the predominance of native species.

The estate has abundant and well-distributed water resources, including seven boreholes, two of which with high flow rates of 30,000 L/h each. It also features two dams: a main one of around 15,400 m², and a secondary one of 1,129 m². The water supply system fully supports both residential and agricultural areas, contributing to the property’s autonomy and sustainability.

The built structures total approximately 6,400 to 6,500 m², distributed between manor houses, rural dwellings, and agricultural buildings. The Monte da Aravia, the estate’s central nucleus, comprises around 5,160 m², including the main house (491 m²), four small dwellings, a central courtyard with swimming pool, and several warehouses and support annexes. The 170 m² main house is in good condition, while other buildings such as the 110 m² Casa dos Picados and the 161.5 m² Casa do Caliço show varying states of conservation. There are also several pre-1951 ruins, exempt from modern construction licensing. It is important to note that a significant portion of the buildings requires substantial restoration work.

Cork production has been one of the main sources of income for the estate, with mixed-harvest years in 2015 and 2021. Historical records show substantial volumes: 16,000 arrobas in 2006, 14,000 in 2012, 18,000 in 2015, and 12,000 in 2021, totalling around 30,000 arrobas extracted over recent decades. The next harvest is scheduled for 2026, with cork still standing since 2015.

The estate benefits from active ARB payment rights, between €105 and €210 per unit, with the possibility of acquiring an additional 500 rights from the current tenant - a factor that further strengthens the property’s economic interest under agricultural and forestry policies.

Soils and climate are classified as Sub-Mediterranean / Ibero-Mediterranean, ideal for holm oak, cork oak, and olive development, offering good drainage and balanced fertility. Geological surveys have identified marble outcrops within the estate, possibly integrated into the Estremoz Anticline, one of Portugal’s most renowned marble extraction regions. This recently recognized feature opens new prospects for patrimonial and economic valorisation, pending further geological studies.

In terms of access, the estate is located about 1 hour 30 minutes from Lisbon, with paved roads nearby and excellent internal paths. Its scale, productive diversity, and environmental richness make it a rare opportunity in the Portuguese rural market, combining productivity, heritage, and sustainable investment.

Current valuation estimates the property at €11,000 per hectare, placing the global price at approximately €12.5 million. However, after identifying the geological potential of the marble outcrops, the investment bank consulted revised the estimate to around €14 million, remaining open to constructive negotiations.

The Herdade do Hespanhol is, therefore, a large-scale estate of proven productivity and exceptional natural diversity, offering ideal conditions for a high-level agroforestry, tourism, or heritage project in the heart of the Alentejo. Finally, it is important to note that a small forest fire affected the estate, potentially damaging around 50 hectares, and part of the property particularly areas of cork oak and holm oak woodland requires essential land clearing and vegetation management.
