Homestay in the municipality of Redondo near the village of Redondo, characteristic Alentejo village of hospitable people, with all facilities and services.
This estate was acquired in 2020 by the current owners, a group that has extensive experience in wine and wine making. It has a total area of more than 35 ha, equivalent to more than 35 football fields. At the time of the acquisition, major improvements were made at all levels.
The Estate has a palace style dwelling, where you can find a chapel built with stones from Brazil, hand-painted tiles in Greece, painted stained glass windows of Brazil, four rooms all with private toilet, one with large bathroom with private jacuzzi, large indoor pool, solar energy throughout the property, a large lake surrounded by about 3,000 m2 of garden, as well as a garage with capacity for about 6 cars, this villa is all fenced off the rest of the property.
With regard to buildings, The Estate Also has two pavilions, one agricultural and the other for events, with the potential to install a winery with the capacity to work all grapes produced annually, selling the final product, in retail form (bottled) or in the form of BULK to major players in the wine area.
AGRICOLA DIVISION:
In the last year the estate had a production of about 28/29 hectares i.e. 450,000kg of grape, ~16,500kg per ha, an average higher than that generally harvested in Alentejo vineyards.
The vineyard is all mechanized, the watering is automatic drop by drop, thus requiring little manpower, even at the height of pruning and harvest. The irrigation pumps are motorized with a 34-horsepower engine.
Property is abundant in water, irrigation is supplied through 6 artesian holes, which has enough water to feed the vineyard in its entirety even in times of drought, yet the Estate has a large capacity pond (about 100m long with 50 meters wide and about 30 meters deep), as well as a water reservoir to store water from all existing holes.
The Herdade, has planted vineyards of grape varieties characteristic of the region and very good adaptation to the soils and climate of the region where it is inserted, such as ARAGONES, ALICANTE BOUSCHET and CASTELÃO.
Any of them has great production, due not only to the soil and climate, but to the form of planting and treatment carried out daily.
-The Aragonese variety has a planting area of about 14 ha, having the base variety for a possible transformation of grapes into wine, since it is the basis of a large part of wines in the Alentejo region, giving a unique flavor and characteristics.
-The Alicante Bouschet variety, has a deployment area of about 13 ha, and it is a grape variety from France but with great capacity and adaptation in the Alentejo region since many years, obtaining great productions and great quality having the ability to make by itself great wines, because it has unique characteristics.
-The Castelão variety, has a implantation area of about 5 ha, has a great capacity to accompany great wines in the blend area, and also having good grape productions.
Still without winery, there is a project submitted for approval, supported by the Ministry of Agriculture.
There is in Portugal the VITIS program, which contributes significant aid, for the conservation and improvement of the vineyard.
It should be noted that at this level too, a major reconversion operation was carried out, from irrigation systems, pruning, and frames, because the existing sticks and wire were badly damaged.
The current owner is available to leave in the vineyard a sprayer, a destorcedor, a load box and a machine (eagle) to scare away the starlings birds that sometimes damage the grapes.
The owner is also available to even after the sale to continue to monitor the development and treatment of the vineyard in terms of consultancy.
TOURIST DIVISION :
The Estate in its Agro Turismo division has a score of 9.8 points, on a scale of 0 to 10 points!
It has 2 houses independent, in total with capacity for 12 people, capacity of 6 people in each house, both are fully equipped, and with pool independent of the pools of the owners. These villas are endorsed with all amenities, having air conditioning, greenhouse heating, and are both licensed in terms of tourism.
All homes have solar panels for self-consumption and insurance from Securitas.
With an occupancy rate of 90% during the year the tourist aspect of this homeland has a profitability ranging from 50,000€ to 60,000€ per year.
