Regarding the Municipal director plan (Plano Director
Municipal - PDM), the letter of zoning define that both
parcels are inserted in urban soil and in the economic activity
space class, corresponding to the specific industrial
occupation, storage and service areas; it also predicts other
uses compatible and to complement the ones stablished.
Regarding the edification the PDM predicts the following
rates:
Soil occupation maximum rate - 75%;
Soil use maximum rate - 1;
Soil waterproof maximum rate - 90%.

After the analysis of the mentioned PDM and related urban parameters, it was developed a study for the
constructive capacity for both parcels, that defines a maximum implantation area of 20.698m2 and a maximum
capacity of soil utility of 27.755 m2.
According to the mentioned PDM, the existing installation have an increase potential of its constructive capacity
both at the level of its implantation are and at the level of the new interior pavement or the increase of its
edification volumetric (to the height limit of 12m defined by PDM).
